Housing and Urban Planning Projects Propel Sustainable Development in A’Dhahirah

A'dhahirah: A'Dhahirah Governorate is advancing with urban development projects that strengthen sustainable development, attract residential and investment interests, and improve urban infrastructure and services. According to Oman News Agency, Eng. Mahfoudh Talib Al Hasani, Director General of Housing and Urban Planning in A'Dhahirah Governorate, reported that infrastructure works at "Hay Al Masarat" in the Wilayat of Ibri have reached a 46 percent progress rate, with residential units in the first phase surpassing a 15 percent completion rate. This initiative is part of the "Surooh" integrated residential neighborhoods project aimed at enhancing residential stability and quality of life.

The project spans over 220,000 square meters, featuring 231 residential units, including villas and townhouses. Of these, 25 units are reserved for the social housing program, with 122 plots for beneficiaries of housing schemes. It also includes facilities like a mosque, commercial areas, and green spaces. The structural plan for Ibri, launched in April 2026, guides urban development and optimizes land utilization in the governorate.

The social housing program has completed 88 residential units for eligible beneficiaries in 2025, aiding low-income families. Over 1,000 Omani citizens received residential land grants in 2025 through various housing schemes, with about 160 citizens benefiting in the first half of 2026. More than 55 villages have been integrated into the "Plan Your Land" scheme during this period.

To support balanced urban growth, master plans have been approved in the wilayats of Ibri, Yanqul, and Dhank. In response to natural disaster risks, the Directorate updated wadi flow paths and floodplain zones, preparing 18 maps with engineering solutions and reviewing dam sites. These efforts aim to mitigate future flood risks.

The real estate registry department issued approximately 11,485 title deeds in 2025, with 4,947 in the first half of 2026. Over 1,100 property transactions were registered, and more than 1,700 notarization transactions were completed in the first quarter of the current year, indicating growth in the real estate sector and demand for property services.
